Iain Collie Architecture provides architectural services for residential projects including extensions and alterations, major refurbishments, loft conversions, new-build homes and works to listed and period properties.
Every project is different, so our involvement can be tailored to suit the scale, complexity and individual requirements of your project — from initial design and planning through to technical design, tender and construction.

Where to Start
If you've been thinking about extending, renovating or transforming your home, the first step is simply to get in touch.
We'll arrange an initial visit to meet you, see the property and discuss your brief, aspirations, budget and likely timescales. This is an opportunity to explore the potential of your home, discuss some initial ideas and explain the architectural process, from concept design and planning through to Building Regulations, tender and construction.
Following this initial meeting, we will prepare a clear fee proposal tailored to your project. Our services are typically divided into stages, allowing you to understand both the scope of our involvement and the associated costs from the outset.
STAGE 0 · Survey and Existing Drawings
Once appointed, we will either arrange for a topographical and measured survey to be completed or undertake a measured survey of your property ourselves and prepare a set of drawings recording the existing building and site. These provide the foundation from which the design can be explored and developed.
STAGE 1 · Concept Design and Planning
We explore the opportunities presented by your property and develop the architectural design in response to your brief, the existing building and its setting. The preferred design is then developed into the drawings and supporting information required for submission to the relevant Local Planning Authority.
STAGE 2 · Technical Design, Building Regulations and Tender
Following planning approval, the designs can be developed into a detailed technical drawing package suitable for Building Regulations approval and contractor tendering.
At this stage we coordinate the architectural design with structural engineers, services engineers and other specialist consultants where required, resolving the technical aspects of the project in preparation for construction.
STAGE 3 · Construction
We can assist with contractor tendering and appointment and continue to provide architectural support throughout the construction phase.
Where required, this can include responding to design and technical queries, providing additional architectural information and visiting the project during construction. For appropriate projects, we can also act as Contract Administrator, helping to administer the building contract through to completion.
Fees
Every project is unique and our fees are tailored to reflect the scale and complexity of the property, the scope of the proposed works and the level of architectural service required.
Our appointments are typically structured around the project stages outlined above, allowing our involvement to be tailored to your particular requirements. This also provides flexibility for clients who may require our services for specific stages rather than throughout the entire project.
Following an initial discussion and visit to your property, we will prepare a clear written fee proposal setting out the scope of our services and the associated fee for each stage.
For larger or more complex projects, including major refurbishments, new-build homes, listed buildings and properties with particular planning or technical considerations, our fee proposal will reflect the additional design development, coordination and architectural input required.
Our aim is to provide a clear and proportionate architectural service, with the scope of our involvement agreed from the outset.
Planning Plus
For suitable projects, we also offer our Planning Plus service.
Planning Plus provides a single-stage drawing package developed primarily for planning purposes, with additional information relating to Building Regulations compliance.
This can provide a more cost-effective route for straightforward projects where the appointed contractor has sufficient experience and technical knowledge to develop and undertake the necessary construction detailing.
Planning Plus is not intended to provide the same level of technical information as our full Stage 2 package, and we will advise whether we consider this approach appropriate for your particular project.
