Specialising in single and double-storey residential extensions and alterations, loft conversions and classical or contemporary new build projects, we are able to provide a unique and cost-effective architectural service to homeowners with a limited budget.

Where To Start
You've been thinking about your home extension for some time now so send us an email or give us a call to tell us all about it. We will arrange a time to visit you and your project to explore your brief and vision, as well as your expectations of budget and timescales. We can discuss some initial ideas and, if you’ve not had experience in the construction industry before, we can discuss the design and documentation stages from concept, planning, building control, tender and construction.
From this initial visit, we will produce a fee proposal which illustrates, broken down into stages, our costs for the initial measure-up and creation of as found drawings (stage 0), conceptual design and planning (stage 1), the building regulations and tender design pack, including coordination with structural and services engineers and other key consultants as required by your brief (stage 2) and tendering and construction phase consultancy, either as your contract administrator or as required.
Fees
Every project is unique so our fees are tailored to the level of complexity of the site and to each individual brief.
As a guide, for a single or two storey extension or a loft conversion, our stage 0 (measure-up and as found set) & stage 1 fees (concept and town planning) usually range between £900 to £2,500. The stage 2 building regulations design and documentation pack is a more detailed set of drawings which typically range from £2,500 - £4,500.
If your project is more complex or a new build property, costs for this stage will be higher to reflect the greater amount of time required. Examples of stage 2 drawings are shown here.
We also offer a Planning Plus service, which is a single stage set of drawings suitable for town planning with limited notation for building regulations compliance. This option does rely on your builder having full knowledge of construction detailing and specifications but does provide a more cost-effective service for some of my clients.
Next Steps
Once appointed, we will arrange a time to measure up your property and create a set of as existing drawings to progress conceptual design models. These drawings are then developed into a suite of information to submit to your local planning authority for approval.
If approved, these drawings are developed further into the technical working drawings and coordinated with structural and services engineers, ready for submission and approval under the building regulations.
We can also assist you in tendering and appointing your preferred builder and visiting site during the construction phase to assist with any design queries or alterations if required.
